1. Acceptance of Terms
By accessing or using the website www.luxesuites.com.my or booking with Luxe Suites Management, you agree to these Terms of Use and our House Rules. Please read them carefully before confirming your booking.
2. Services
Luxe Suites Management provides property rental and homestay booking, property management, cleaning and maintenance, in-house services, tour and airport transfers, and special-occasion decoration & etc.
3. Booking and Payment
- All bookings are subject to availability and confirmation.
- Payments are processed securely via our website or through approved third-party platforms (Razer, etc.).
- Cancellation and refund terms follow the policies displayed during your booking.
- Fraudulent or misleading bookings may be cancelled without refund and may result in legal action.
4. Check-In and Check-Out
- Check-in: From 3:00 PM (noon) onwards (early check in is subject to availability)
- Check-out: Before 12:00 PM (noon).
- Late check-out will incur extra charges. Luxe Suites reserves the right to charge you the respective nightly room rate for any unapproved late check-out.
5. House Rules
5.1 Property Condition and Damages
Guests are responsible for maintaining the property in good condition. Any room degradation or damage (including blood, vomit, bodily waste, broken furniture, or missing items) will incur charges.
5.2 No Smoking Policy
Smoking is strictly prohibited in all Luxe Suites units. A minimum penalty of RM300 will be imposed for any violation. If the fire alarm is activated due to smoking, the cost of Emergency Services attendance will also be charged to the guest.
5.3 Illegal Activities
The consumption of illegal drugs or engagement in illegal activities within the property is strictly prohibited.
Violation will result in:
- Immediate termination of the booking
- Dismissal of the guest without refund
- Reporting to law enforcement authorities
5.4 Access Cards & Keys
Loss, theft, or damage of access cards or keys will incur a replacement fee of RM500 per card/key.
5.5 Pets
Pets are not allowed within the building or units under any circumstances.
5.6 Noise, Parties & Events
Loud noise, parties, or gatherings that disturb neighbours are strictly prohibited.
The management reserves the right to impose charges and penalties for violations and may request guests to vacate without refund.
5.7 Personal Belongings
Please do not leave personal belongings unattended. Luxe Suites Management is not responsible for any loss, theft, or damage to personal items during your stay.
6. Liability
Luxe Suites Management and its affiliates shall not be liable for:
- Any injury, loss, or damage to guests or their property caused by negligence, accidents, or events beyond our control.
- Service interruptions or issues caused by third-party providers (e.g. utilities, booking platforms, or payment systems).
7. Intellectual Property
All materials on the Site (text, images, logos, and layout) belong to Luxe Suites Management and may not be copied or used without written consent.
8. Governing Law
These Terms are governed by the laws of Malaysia. Any dispute arising from these Terms shall fall under the jurisdiction of Malaysian courts.
